CPRE Sussex defends Barns Green village and adjacent countryside

Application DC/26/0933 is for erection of 31 dwellings with access from Chapel Road, includes roads, parking and open space on land between Muntham Drive and Smugglers’ Lane, Chapel Road, Barns Green, West Sussex.

CPRE Sussex objects to the planning application for numerous reasons.

The site was not allocated to the Barns Green and Itchingfield Neighbourhood Plan 2024 – 2031 and is opposed by Itchingfield Parish Council. With its standardised suburban design and appearance, the proposed development fails to positively respond to the character and appearance of the historic core of the village. It would harm the established character of Barns Green as well as that of the surrounding landscape.

The proposed scheme does not appear to enable young first-time buyers to live in the parish and older residents to remain in the parish, should they wish to do so, 

Development of the land has the potential to disrupt foraging and commuting barbastelle bats, and the habitats that attract them. The ecological site surveys are inadequate and lighting proposals threaten bats which are are a protected species.
