The proposed large development is bad for the environment and the local community. It is in the wrong place and is unsustainable.

Application DC 25.1312 is for a mixed use development on land West of Charlwood Road, Ifield, West Sussex

CPRE Sussex considers that the proposed scheme is not consistent with the three overarching economic, social and environmental objectives required by the National Planning Policy Framework. The scheme is not sustainable.

The proposed development would have a destructive impact on the natural environment within and outside the application site. It conflicts with the Horsham District Planning Framework policies on the natural environment and the impact on biodiversity has not been adequately addressed.  

There are questions about the delivery of affordable homes.

The existing foul water network does not have sufficient capacity to support the proposed development and water neutrality is a concern.

The impact of aircraft noise is understated.
